Mira is structured as a full service Real Estate Development Group capable of performing either at risk development, or providing fee based program management for selected third parties. Based on the extensive experiences of the Mira staff, we have the capabilities to manage a project from inception to stabilization, including master planning, entitlement, design and construction management. Consistent with the full service approach, we maintain a strong working relationship with qualified architectural and engineering firms, planners, attorneys, investors, banks, contractors, and Real Estate brokers.
Mira focuses on the re-development of under-utilized, and/or developmentally challenged Real Estate projects, such as a Brownfield or an adaptive re-use, that are located in existing urban environments. We believe in smart growth and aim to create a win-win situation with the local community by:
- Optimizing existing resources;
- Mitigating environmental impacts from historic use;
- Integrating new development harmoniously into the fabric of the surrounding neighborhood, and
- Improving the economic basis of the site.
Mira is modest in size to maintain its entrepreneurial approach, but the principals of Mira can demonstrate over $750 million in relevant Real Estate development and project management experience; thereby enabling Mira to attain the highest and best use of a subject property for our partners, investors, or third party clients with tolerable risk.
Geographically, we believe successful Real Estate development is performed at the local level and requires a “hands on” approach from the development team. As such, Mira focuses on development projects located in the northeast. The exceptions to this focus are Public/Private Partnerships involving the Department of Defense. The principals of Mira maintain excellent working relationships with several of the relevant regulatory agencies, derived from years of positive interaction.
Depending on the site, the projects can range in size from $5 million up to $50 million and, due to the urban nature of these sites, can span a variety of product types to include residential (multi-family), commercial, industrial and mixed use.
